How fast can you close?

Most loans close in 10-14 days. EMD and transactional funding can be same-day or next-day.

What credit score do I need?

Minimum 680 FICO for construction loans. Fix & flip and DSCR loans are more flexible based on deal strength and experience.

Do you require income verification?

 No. Our DSCR rental loans qualify on property cash flow, not personal income. No tax returns or W-2s required.

What states do you lend in?

We fund deals nationwide. Some restrictions apply for construction loans in second-home markets.

How does EMD funding work?

We provide earnest money during your due diligence period. Your contract must include mutual release language. Fees range from $1,000 to $25,000, depending on the EMD amount.
